Professional Guide to the Sales Process
Choosing the right REALTOR® and Brokerage to represent you in the sale of your property can make a profound difference in both the financial outcome and the level of stress involved. Choosing an experienced Agent who is backed by the resources of an award-winning team, top-selling company, and internationally-known franchise greatly increases your chance of success!
A Trusted Partner Throughout the Process
Starting with developing pricing and marketing strategies, then staging and photographing the property, followed by negotiations from contract to closing – the advice of an experienced and knowledgeable REALTOR® is key to success in the sale of real estate. With over 20 years in the real estate industry, Jon can help you navigate any situation you may encounter.
Attention to Detail Matters!
Whether your property is an investment cabin, vacation home, or your full-time residence, there are almost always changes that can be made to maximize market value. A professional assessment can help you determine the projects that deliver the highest return on investment. Jon and Beth often evaluate new listings together so your property is reviewed from both a Buyer’s and Seller’s perspective.
What is Market Value?
In today’s volatile real estate market, having an advisor who can combine decades of market knowledge with specialized valuation training (Jon holds the prestigious PSA® designation) and tools is critical in helping you price your property correctly. This is perhaps the most critical point in the entire process, as properties priced outside of market norms tend to stay on-market longer and eventually sell for less than properties priced correctly from the start.
Presenting Your Property to the World!
After all of the previous steps are complete, we create and implement a plan to best present your property to the widest pool of possible buyers. This ranges from in-house office & company promotions to local & regional social media all the way to worldwide buyers via the industry-leading Century 21® International system. We will leave no stone unturned; if the right buyer for your property is out there, we will find them!
Negotiations and Problem-Solving
When our efforts yield a ready, willing, and able buyer, we move into a new phase of the process that really showcases our extensive experience. Initial negotiations over the terms of sale can be stressful enough, yet they are often followed by negotiations over inspections, lender requirements, title issues, and many other issues affecting a real estate transaction. Far too many deals fail due to issues that could have been resolved with the right guidance. Jon focuses on bringing calm and patience into these negotiations to allow time for acceptable solutions to be worked out.
Tying Up the Loose Ends
Our work doesn’t end when we leave the closing table, as there are often items that need to be addressed after closing. Whether it is title information, utilities transfers, tax information, or tracking post-closing escrows, we stay “on the job” until our checklists are complete, and sometimes much longer … Jon recently provided a former client with information for a transaction that closed in 2010!
